This very attractive, traditional farmhouse bulit around 1840, is situated in the Arize valley, on a small hill, at the end of its own lane surrounded by 14 acres (5 hectares) of meadowland for you to enjoy -- offering seclusion, space and peace. The scenery is a delight, with beautiful panoramic views of the surrounding unspoilt Ariege countryside from the house, gardens and the pool, extending towards the high peaks of the Pyrenees. The farmhouse and pool both face due south so you can sit and relax in the sunshine, enjoying the tranquil environment. There is an out side covered terrace with seating for 35 people.
The market town of Daumazan is 3 kms away; Toulouse, Pau and Carcassonne are approximately 1 to 1 1/2 hours drive by car. Nearby activities include walking, horse riding, fishing, golf, markets and restaurants - kayaking and skiing I hour away. Locally you will find medieval villages, prehistoric caves, rivers & lakes...

The house is tastefully furnished with the overall accommodation being 350m2.
The ground floor consists as in many farmhouses, of a large kitchen/dining area full of character with exposed wood beams. In this large room of about 45m2 opening onto the garden and large green space, you have at your disposal a convertible sofa, a woodburning stove, a television, a CD and DVD player and an assortment of games and books. The kitchen is equipped with two refridgerators, a freezer, two dish washers, microwave oven, a range cooker. There is also a large oak table with benches, ideal for family meals.
Next to this living area there is a large salon of about 65m2 with old stone walls made of stones and bricks. Two sofas a fold out couch coffee table, woodstove (firewood provided!) There is a CD/mp3 player/Stereo. This room also has a games corner with a large pool/snooker table with the possibility of setting up a ping pong table. This large salon gives access to four rooms: a bathroom with shower and WC, and a utility room with another ( beer ) refridgerator, a clothes washer, iron and ironing board, bedroom six with a double bed , and upstaires you will find bedroom five with large french widows exposed beams and veiws to the north east and south
This large space is ideal for hosting parties for up to 50 people, for example birthdays, New Year's Eve, etc.
On the first floor: Accessible from the ktichen via a wooden staircase: a large bathroom with bathtub and toilet. Four bedrooms -- the family room ( three ) with a double bed and 2 bunk beds, 2 bedrooms( one and two ) with 150cm double beds all with superb views. bedroom (four ) with five single beds a shower room and toilet Baby cot/highchair available. Bedroom five (about 50 m2), accessible via the salon, has a large double bed (150cm) and a baby cot. Bedroom six is on the ground floor accessed from the salon (40 m2 ) , Bedroom seven is also on the ground floor with on suite toilet /shower room and has its own external door . All the bedrooms have magnificent views. The house has full central heating plus the charm of two wood burning stoves.
Outside there is a fenced and alarmed, saline swimming pool, (10m x 5m), of Roman style with graduating steps into the shallow end. It is surrounded by a large terraced area with colourful flower borders -- pool furniture and parasols are provided. There is also a patanque court for you to enjoy, The owner regularly maintains the pool and if required can provide local knowledge as their house is adjoining.
For outside dining there is wooden stucture built in keeping with the house garden furniture -- a large table and chairs to seat 35 people, a gas BBQ and another charming space with table and chairs under an old elm with a suberb view over the fields of sunflowers and the mountains. For parties, we also offer another large space of 175m2 with a panoramic view of the Pyrenees which is independent of the gîte and is located on the first floor of another part of the farm.
